About the Project

Sparrowbush Farm’s project was converting its outbuildings into four luxurious holiday rentals. This project aimed to create high-end accommodations by undertaking various works, including the installation of new services, roofing, doors, windows, kitchens, bathrooms, and overall decoration. This case study provides a detailed overview of the project’s phases and the tasks involved in each stage.

Demolition Phase: During the demolition phase, several key activities were carried out to prepare the outbuildings for the conversion process. The following tasks were completed:

  • Removal of existing roof tiles for salvage purposes.
  • Erection of scaffolding for all four plots.
  • Removal of the external staircase.
  • Removal of felt and battens from the roof.
  • Removal of first-floor joists and flooring.
  • Removal of internal masonry walls.
  • Removal of felt, battens, rafters, and perlines.
  • Removal of external and internal walls.
  • Removal of rafters, perlins, and trusses.
  • Removal of internal walls.
  • Removal of external timber walls.
  • Removal of rear walls of plot 4 to accommodate the new layout.
  • Excavation of the slab and new foundations trench

Build Stage: Once the demolition phase was completed, the construction and renovation works commenced. The build stage involved the following tasks:

  • Excavation of trenches for water supply
  • Installation of  pipe work
  • New foundations.
  • Installation of new steel frames.
  • New external and internal block walls
  • New internal timber walls
  • New first-floor joists and flooring
  •  Internal masonry walls.
  • External timber frame panels
  • New roof construction.
  • Facia, soffit, and rainwater goods
  • New windows, doors, and Velux windows
  • Mechanical and electrical work
  • Insulation of floor joists and rafters
  • Newton DPM to external walls
  • Plasterboarding and skimming
  • New staircase
  • New kitchens
  • Fitting of sanitaryware
  • Tiling of bathroom areas and splashbacks
  • Decoration of the interiors
  • Mastic application for finishing touches.

External Works: Apart from the main building works, several external tasks were completed to enhance the surroundings . The following activities were undertaken:

  • Rendering of the north elevation of plot 1.
  • Pointing of plot 1.
  • Trenching for services such as Wessex Water, Wessex Internet, and SSEN.
  • Backfilling and making good trenches throughout the courtyard.
  • Connections for services.
  • Installation of a sewage treatment plant.
  • Creation of new soakaway and access chambers.
  • Installation of new ACO drains around the perimeter of the buildings.
  • Cleaning of work areas.
